Theo bà Giang Huỳnh, Phó giám đốc Bộ phận Nghiên cứu thị trường Savills Việt Nam cho biết, độ tuổi từ 25 đến 35 được xem là độ tuổi có khả năng thu nhập tốt để mua nhà. Đối với nhóm tuổi này, việc sở hữu một căn nhà đòi hỏi thu nhập và số dư nhất định để có thể đặt trước được một khoản tiền.
Tại TP.HCM, nhóm khách hàng này thường nhắm đến các căn hộ nhỏ có diện tích từ 50-70m2 ở các khu vực ngoại ô.
Bà Giang cho rằng: “Nếu không nhận được sự hỗ trợ về tài chính từ gia đình, mức thu nhập tối thiểu cần có để mua nhà là từ 30-45 triệu đồng hàng tháng. Đây được coi là mức có thể tích lũy được một khoản tiền trả trước và trả thêm lãi ngân hàng".
Bà Trang Bùi, Tổng giám đốc Cushman & Wakefield Việt Nam cũng cho hay giá nhà ở tại Việt Nam hiện cao hơn khoảng 20 lần so với thu nhập bình quân đầu người hàng năm, khiến người Việt Nam ngày càng khó sở hữu nhà ở. Thực trạng này đặt ra yêu cầu phải có các giải pháp tái cân bằng, cụ thể là phát triển nhà ở xã hội như một công cụ bảo đảm an sinh xã hội và thúc đẩy tính bền vững của thị trường bất động sản.
