Báo cáo của Savills Việt Nam cũng ghi nhận diễn biến tương tự. Theo đó, nguồn cung bất động sản liền thổ tại TP.HCM vẫn còn gặp nhiều khó khăn với nguồn cung sơ cấp trong quý giảm xuống chỉ còn hơn 600 căn và nguồn cung mới khiêm tốn với chỉ 80 căn.
Thiếu nguồn cung đã dẫn đến tình hình hoạt động kém với tỷ lệ hấp thụ chỉ đạt 15% với 100 căn được bán trong bối cảnh lượng hàng cao cấp tồn kho lớn và tệp khách mua tương đối hạn hẹp. Tính chung nửa đầu năm, thành phố có khoảng 700 căn nhà liền thổ được đưa ra thị trường nhưng chỉ 170 căn có giao dịch thành công, tỷ lệ tiêu thụ dưới 24%.
Giá bán sơ cấp trung bình tiếp tục tăng
Theo Cushman & Wakefield, trong quý 2 năm 2025, giá bán sơ cấp nhà liền thổ tại TP.HCM tiếp tục xu hướng tăng, ghi nhận mức tăng 2,5% so với quý 1, đạt trung bình 12.277 USD/m2 (tương đương khoảng 321 triệu đồng/m2). Tuy nhiên, so với cùng kỳ năm 2024, mức giá này vẫn giảm 38%, chủ yếu do sự dịch chuyển nguồn cầu về khu vực phía Tây, nơi có mặt bằng giá thấp hơn khu Đông, kéo theo giá trung bình toàn thị trường giảm.
Tại thành phố Thủ Đức (cũ), giá bán sơ cấp duy trì ở mức cao, xấp xỉ 17.687 USD/m2 (tương đương khoảng 462 triệu đồng/m2), gần như không đổi so với cùng kỳ năm trước, tiếp tục khẳng định vị thế dẫn đầu của khu Đông trong phân khúc bất động sản thấp tầng cao cấp.
Ở các khu vực khác như huyện Bình Chánh, quận Bình Tân và quận Tân Phú (cũ), giá bán sơ cấp tăng từ 3% đến 9% so với quý trước. Tuy nhiên, mức giá hiện tại tại các khu vực này đã tiệm cận ngưỡng hấp thụ thực tế của thị trường, đặt ra thách thức lớn cho các đợt mở bán tiếp theo nếu không có thêm các chính sách hỗ trợ từ phía chủ đầu tư và tín dụng ngân hàng.
Còn theo bà Giang Huỳnh, Giám đốc bộ phận nghiên cứu và tư vấn Savills TP.HCM, người mua ngày càng thận trọng hơn, nhất là với sản phẩm giá trị cao như biệt thự, nhà phố. Trong bối cảnh kinh tế còn nhiều biến động, họ có xu hướng tìm sản phẩm vừa túi tiền hơn, khiến những căn nhà giá cao càng khó bán.
Theo dự báo của Cushman & Wakefield Việt Nam, thị trường nhà liền thổ kỳ vọng từ đây đến cuối năm 2027 sẽ đón nguồn cung khoảng 2.220 căn nhờ vào các chính sách từ Chính Phủ nhằm gỡ vướng pháp lý cho dự án và sáp nhập tỉnh thành.
Đặc biệt, trong giai đoạn này, các động thái hỗ trợ lãi suất từ ngân hàng cũng góp phần thúc đẩy sự tăng trưởng cho thị trường bất động sản giai đoạn này. Các chủ đầu tư nổi bật với quỹ đất lớn đang có trạng thái chuẩn bị cho các đợt mở bán mới trong thời gian sắp tới
Còn theo Savills, từ nay đến năm 2027, thị trường TP HCM chỉ có khoảng 3.600 căn nhà liền thổ được mở bán, chủ yếu ở các khu vực ngoại thành có hạ tầng phát triển.
Tâm lý “chờ và xem” khiến giao dịch ảm đạm, cả quý TP.HCM chỉ bán được 19 căn nhà liền thổ.

Nhà liền thổ ngày càng đắt đỏ
Nguồn cung hạn chế trong suốt nhiều năm qua đã đẩy giá bán nhà liền thổ tại TP.HCM liên tục tăng, lên đến 218 triệu đồng/m2 đối với nhà phố và 265 triệu đồng/2 đối với biệt thự.
